700 South Strand – Oceanside

700 South Strand is a 0.86 acre site facing the ocean along the historic one-way street in Oceanside known as “The Strand”. McKellar McGowan successfully re-entitled the site for 17 stacked flat condos after determining the 25 unit design was both cost prohibitive and had inferior unit designs. The Oceanside City Council and Coastal Commission approved the project in March 2014.

Units range from 1,390 to 2,900 square feet all with unobstructed ocean views. An agreement was struck in which the City of Oceanside agreed to widen The Strand and modify the revetment down to Wisconsin Street on the condition that the developer made the same modifications on the portion fronting the site.

McKellar McGowan began construction on the highly technical structure in January 2015 and skillfully navigated many challenges that arose during construction. The first home closed March 2016 with the final home closing June 2017. The project has become a transformative feature on the South side of The Strand, dramatically improving the area.
